Why the Restoration Industry Needs to Get Back to Real Cleaning

I’ve spent years working alongside contractors, inspectors, and property owners, and one thing has become clear to me. The restoration industry has slowly drifted away from its roots. Too many teams lean on chemicals as a shortcut rather than focusing on the physical cleaning that actually fixes problems. I have gone through several training materials where the use of chemicals is treated as a standard step rather than a decision. Novice technicians are frequently not taught the product’s true properties, the risks associated with it, or even whether it is reasonable for the situation at all. In some instances, they are unaware of the legality of the method they are using. This leads to a situation in which the use of chemicals is perceived as support rather than a hindrance.

For a homeowner, it might even be a little bit comforting. The area gives off a “fresh” odor. But smell is not a guarantee that the problem has been exited. Removal is very crucial in the restoration industry.

When Standards Say No, and Practices Say Yes

One of the clearest examples of this disconnect shows up in HVAC and ductwork. Industry guidance from NADCA makes it clear that sanitizing or disinfecting ductwork is not approved because no products are registered for that use. The EPA also prohibits using products in ways that don’t match their labels.

That guidance should end the discussion, yet chemical fogging inside duct systems still happens across the restoration industry. Why? Because it’s easy. It gives the impression of being an activity. And on rare occasions, it might be charged. The issue is that the rules and regulations are not meant to make jobs difficult but to serve as a safeguard for residents, workers, and the building’s longevity.

Cleaning Always Comes Before Chemistry

This is supported by authoritative guidance numerous times. ACGIH states unambiguously that the use of antimicrobials should not be considered a substitute for contamination removal. In layman’s terms, killing microorganisms does not remove the substrate they inhabit or the allergens that cause reactions in humans. 

The restoration industry occasionally overlooks this fact because of the overwhelming perception of chemical power. However, it is useless to talk about power if the surface is still dirty. Dirt, debris, and organic materials will render many disinfectants ineffective before they even have a chance to work. That is why ANSI/IICRC standards consider pre-cleaning not just an option but a necessity for all procedures.

If you don’t remove the mess first, the chemistry doesn’t stand a chance.

Mold Is the Best Example of Why Removal Matters

The restoration industry, at its most basic, has the primary objective of turning unsafe areas into safe ones again. The aforementioned, of course, by means of removal, control, and verification. Then, technicians will have the time to slow down, clean surfaces, collect debris, and verify results. The use of chemistry in that process is limited to the point where the hard work is done.

Companies taking shortcuts with chemicals put their entire operations at risk. Besides, safety, credibility, and trust are all at stake.
